Most Surfside Estates residents now own a “share” in the ROC non-profit corporation – what we call “Shareholders”. A share entitles the owner to a specific lot location within the community in perpetuity, and eliminates a monthly lot rent forever. Their individual ownership-share, which includes their specific lot location, is theirs to sell, or otherwise transfer, and to bequeath.
The maintenance fee for shareholders is $140 per month, per residence, which covers basic home lawn care, basic cable TV, twice-weekly garbage collection, swimming pool maintenance, and the upkeep of the common areas.
Most sales at Surfside Estates now include both the existing home structure and the share-owned specific lot location it sits on. Some sales are for shares with no existing home on its designated lot – these sales are great for those who prefer to have a new manufactured home customized just for them, and set up here. Some sales do not include a share.
